A little about a Homeowner's Association if this is new to you. Please note that all the board members are doing their duties on a "voluntary" basis so that is the reason that you leave a message when you call us. Messages are checked regularly and most, if not all calls, are returned the same day as received.
The Declarations & Restrictions creates certain contractual covenants or obligations that become binding upon each homeowner who acquires ownership of a lot in our subdivision. It is the duty of the homeowner to comply with the restrictive covenants contained in our Declarations. Many of you have asked what we "do with the annual dues" . Well we do have to keep the lights on in the community, there is a website hosting and domain name charge, post office box rental, telephone service, office equipment and supplies, and maintenance charges for the common areas, bank charges and fees. Even if you as homeowners perceive not much happening we are doing our best to pay operating costs and make improvements little by little as funds permit.

ATTENTION HOMEOWNERS, WE ARE HAVING A HUGE PROBLEM WITH DOGS RUNNING AT LARGE IN MORNINGWOOD. OWNERS, YOU KNOW WHO YOU ARE. THIS SITUATION IS THREATENING THE SAFETY OF RESIDENTS AND HAS TO STOP! WHEN DOGS ARE SEEN AT LARGE PICTURES WILL BE TAKEN OF THE ANIMAL AND FORWARDED TO THE ANIMAL CONTROL OFFICE TO THE DEPUTY THAT WE ARE WORKING CLOSELY WITH . CITATIONS WILL BE GIVEN TO THE OWNERS OF THESE ANIMALS AND IF THEY DO NOT HAVE THE DOGS FENCED ANIMAL CONTROL WILL IMPOUND THE DOGS. IF YOU ENCOUNTER AN AGGRESIVE DOG WHILE WALKING AND IT HURTS YOU PLEASE CALL THIS NUMBER IMMEDIATELY 512-393-7896 AND REPORT IT (HAYS COUNTY SHERIFF DISPATCH FOR ANIMAL CONTROL). THE ONLY WAY TO STOP THIS IS TO REPORT THE VIOLATIONS.
